For leasehold properties, the lease contains a description of the leased land as well as all of the tenant's and landlord's rights and obligations including the amount of rent, who is resonsible for insurance, whether service charges are payable and if so what services the landlord is obliged to provide and what formalities need to be followed on a change of ownership. Crucially, it will also state the length of the term and the start date. It is essential reading when buying or selling a leasehold property.

Freehold Title Pack

If you are buying or selling a property you'll need to inspect a full set of title deeds. That is what this pack provides. You'll get copies of all of the documents held by the Land Registry which a buyer would typically want to see before proceeding to purchase. The only exclusions are copies of legal mortgages (these will have to be repaid so won't affect the buyer) and where the freehold is subject to more than two leases, copies of those leases. This pack is suitable for a freehold property. If the property is leasehold you'll need to order the leasehold title pack.

Leasehold Title Pack

If you are buying or selling a property you'll need to inspect a full set of title deeds. That is what this pack provides. You'll get copies of all of the documents held by the Land Registry which a buyer would typically want to see before proceeding to purchase. The only exclusions are copies of legal mortgages (these will have to be repaid so won't affect the buyer) and copies of leases relating to properties other than the subject property. This pack is suitable for a leasehold property. If the property is freehold you'll need to order the freehold title pack.

The register of title will often refer to another document, such as a conveyance, transfer or other type of deed which contains rights or covenants affecting the property, or perhaps a plan which shows a right of way. where this is the case, the title picture is not complete without these documents and here is where you order them

Boundary Pack

This pack contains all of the documents the Land Registry holds in relation to the boundaries between the two properties that you specify. We recommend it to anyone who is trying to find information as to the extent of the land they own, the line of the boundary and responsibility for maintaining walls and fences etc. If you have a dispute about a boundary then obtaining the the title information should be the first step and can often avoid expensive surveys and litigation. As the deeds to each property are unique the amount of information they contain will vary and they will not always provide a definitive answer but they will always form at least part of the picture. You should note that title deeds will not usually contain measurements. As well as copies of the deeds our pack includes an e-booklet explaining the general law on boundaries.

Rights and Reservations (Third Party Rights) Pack

Rights which benefit land and to which it is subject are properly known as easements. Those that the land is subject to are often called reserved easements or simply reservations. They can include rights of way, rights to use services such as gas pipes, electricity cables and sewers, rights of drainage and rights of light. Knowing what rights affect a property can be important if you need to resolve a dispute or if you want to build on the land. Our pack will provide all of the documents the Land Registry holds in relation to the property which contain rights together with our e-booklet "The General Law on Easements".

Covenants Pack

A covenant is essentially a solemn and binding promise which is made in a deed. In relation to land the covenants are the rules, ususally laid down by the builder of the property or themore landlord if it is leasehold which tell you what you can't do in relation to the land (restrictive covenants) and what you must do (positive covenants). They are in addition to the general law (the town and country planning act or the building act for example). Our pack brings together all the documents held by the Land Registry which contain covenants which affect the property. Developer Pack

If you are planning to build on land, whether it be a small extension or a whole new dwelling you will of course need to think about getting planning consent and building regulations approval but even before that you need to know if what you are planning is ok according to the title deeds. Do you need consent under any covenants? Will you be blocking any third party rights? Do you know where the legal boundaries are so that.you don't end up building in someone else's land? Falling foul of any of these issues could have serious consequences, including an award of financial compensation against you or even an injunction ordering you to tear down what you have built. It could also cause you difficulties if you ever try to sell the property.
